Privacy Policy

This Privacy Policy explains how AL HESAN AL ABYAD REAL ESTATE BROKERAGE L.L.C, trading as Whitehorse International, collects, uses, and protects personal information you provide through whitehorseuae.com and related communication channels. We are a real estate brokerage licensed by the Dubai Department of Economy and Tourism (Trade Licence No. 1372235) and regulated by the Real Estate Regulatory Agency (RERA).

We handle client information the way we handle client relationships: discreetly, with care, and in full compliance with the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL) and, where applicable, the EU General Data Protection Regulation (GDPR).

2. What personal data we collect

When you visit the site, request information, or engage with our team, we may collect:

  • Identification data: name, email, phone number, nationality.
  • Inquiry data: property preferences, budget range, timeline, intended use, financing approach.
  • Interaction data: messages, calls, WhatsApp conversations, meeting notes.
  • Technical data: IP address, browser type, device, pages viewed, referring source, UTM parameters.
  • Marketing attribution: how you found us (Google, Meta ads, referrals, organic search).

We do not request or store passport scans, bank account numbers, or similar sensitive identifiers through the website. Where such documents are necessary during a transaction, they are handled through dedicated secure channels and the Dubai Land Department directly.

  • Direct communication: email, phone, WhatsApp.
  • Website analytics and tracking pixels (see Section 8).
  • Trade introductions and partner referrals, on a limited and lawful basis.

4. Why we use it

We use your data to:

  • Respond to your inquiries (legal basis: contract / consent).
  • Send the materials you request, such as spec sheets and payment plans (consent / contract).
  • Schedule viewings and introductions (contract).
  • Send marketing communications about new releases or relevant projects (consent, opt-in).
  • Improve site performance and content (legitimate interest / legitimate purpose).
  • Comply with anti-money laundering and KYC obligations during transactions (legal obligation).

You may withdraw consent for marketing at any time by emailing info@whitehorseuae.com or unsubscribing from any message we send.

5. Who we share data with

We do not sell personal data. We share limited information with:

  • Developers and partners when introducing you to a specific project (for example, Ellington Properties for Eltiera Views), strictly for transaction-related purposes.
  • Service providers acting on our behalf under data processing agreements: website hosting, email delivery (WP Mail SMTP), Google Analytics 4, Meta Pixel and Google Ads conversion tracking, customer relationship management (Go High Level, where enabled), WhatsApp Business communication tools.
  • Regulatory authorities where required by law (Dubai Land Department, RERA, anti-money laundering compliance).

We do not share your data with unrelated third parties for their own marketing purposes.

6. How long we keep it

  • Active client and prospect records: for the duration of our relationship and up to five years thereafter, consistent with RERA record-keeping obligations.
  • Marketing list entries: until you opt out or after 24 months of inactivity, whichever is sooner.
  • Transactional records: as required by UAE financial and real estate regulations, typically five years minimum.
  • Website analytics: anonymised after 26 months (Google Analytics 4 default).

7. Your rights

Under the UAE PDPL and the GDPR (for EU residents), you have the right to:

  • Access the personal data we hold about you.
  • Rectify inaccurate or incomplete data.
  • Request erasure, subject to legal retention requirements.
  • Object to or restrict processing.
  • Withdraw consent for marketing communications.
  • Receive your data in a structured, portable format.
  • Lodge a complaint with a supervisory authority.

UAE residents may also contact the UAE Data Office (datoffice.gov.ae). EU residents may contact their national data protection authority.

8. Cookies and tracking technologies

We use a limited set of cookies and pixels to understand how the site is used and to deliver relevant content:

  • Essential cookies: site functionality and session state.
  • Performance cookies: LiteSpeed Cache, page load metrics.
  • Analytics cookies: Google Analytics 4 with anonymised IPs, 26-month retention.
  • Advertising pixels: Meta Pixel (Facebook and Instagram), Google Ads conversion tracking.
  • Communication tools: WhatsApp click-through tracking, Joinchat widget.

You may disable cookies in your browser settings. Disabling analytics or advertising cookies does not affect core site functionality.

9. International data transfers

Some of our service providers (Meta, Google, hosting) are located outside the UAE. Where personal data is transferred outside the UAE or EEA, we rely on appropriate safeguards, including standard contractual clauses and adequacy decisions, in line with PDPL Article 22 and GDPR Articles 44 to 49.

10. Children’s privacy

The site is not intended for individuals under 18. We do not knowingly collect data from minors. If you believe a minor has provided us with personal data, please contact us so we can remove it.

11. Changes to this policy

We may update this policy from time to time. Material changes will be communicated through the site or, where appropriate, by email. The “Last updated” date at the top indicates the most recent revision.
